A roof leak produces localized staining in a defined track traceable to an entry point and worsens with rain. Why Attic Moisture Is So Common Here

Attic mold is one of the most frequent findings in Eastside home inspections, and it catches homeowners off guard because nothing in the living space seemed wrong. The attic is out of sight, and the conditions that cause it are a near-perfect match for our climate.

Mold needs moisture, moderate temperature, and organic material. An attic in western Washington offers plywood sheathing, mild temperatures for most of the year, and — if ventilation or air sealing is inadequate — a steady supply of moisture. The result is the dark staining on the underside of the roof deck that inspectors flag constantly.

The Two Sources, and Why Telling Them Apart Matters

Attic moisture comes from either outside or inside. The distinction determines the fix entirely.

From outside: a roof leak

Water enters through failed flashing, a cracked vent boot, damaged shingles, or an opening at a wall junction. The signature is localized — a defined track of staining running down a rafter or along a specific area of sheathing, often traceable uphill to an entry point. You may see daylight. Staining worsens with rain.

From inside: condensation

Warm, moist air from the living space rises into the cold attic and condenses on the underside of the roof deck. The signature is diffuse — broad darkening across large areas of sheathing, typically worst on the north-facing slope, worse in winter, with no single entry point. The insulation may be damp over a wide area rather than in one spot.

In our experience, condensation is the more common of the two, and it is the one homeowners least expect. Replacing a roof does not fix it.

Where the Indoor Moisture Comes From

A household generates a surprising volume of water vapor — showers, cooking, laundry, and simply breathing. In a well-sealed attic floor that moisture stays below. In a typical home it finds gaps:

  • Bath fans vented into the attic rather than through the roof or wall. Startlingly common, and it is the single worst offender — pumping humid air directly into the coldest part of the house.
  • Recessed can lights that are not airtight-rated, each one a chimney for warm air.
  • The attic hatch, often uninsulated and unsealed.
  • Plumbing and wiring penetrations through the top plate.
  • Dryer venting terminating in the attic or a disconnected duct.

Why Ventilation Fails

Even with moisture entering, adequate ventilation usually carries it out. Attic ventilation works on a simple principle: intake low at the soffits, exhaust high at the ridge, with air moving continuously between them.

The most common failure we find is blocked soffit vents. Insulation gets pushed into the eaves during an energy upgrade, sealing off the intake. The ridge vent is then trying to exhaust with nothing coming in, and airflow stops. The homeowner did something sensible — added insulation — and unintentionally disabled the attic's ability to dry itself.

Other common issues: not enough total vent area for the attic's square footage, mixing vent types in ways that short-circuit airflow, and a ridge vent installed without the sheathing slot actually being cut.

How to Check Your Own Attic

With a flashlight, on a cold day, ideally in winter:

  • Look at the underside of the sheathing. Uniform dark staining across broad areas suggests condensation; a defined track suggests a leak.
  • Check the north slope specifically — condensation shows there first.
  • Look for frost or actual moisture droplets on the nail points during cold weather. That is condensation, definitively.
  • Follow every bath fan duct. Does it exit the building, or just end in the attic?
  • Look toward the eaves. Can you see light or feel air at the soffits, or is insulation packed against them?
  • Feel the insulation in several places. Damp broadly, or wet in one area?

Do not walk on the insulation — step on framing members only, and if you are not confident, have someone do it for you.

What Actually Fixes It

In order of impact:

  1. Vent bath fans to the exterior. Through the roof or a wall, with an insulated duct and a proper termination.
  2. Air seal the attic floor. Seal penetrations, replace non-airtight can lights or cover them appropriately, insulate and weatherstrip the hatch.
  3. Restore soffit intake. Install baffles to hold insulation back from the eaves so air can enter.
  4. Verify exhaust capacity. Adequate ridge or roof venting sized to the attic area, working with the intake rather than against it.
  5. Then remediate the existing growth — and only then, because cleaning mold without fixing the moisture source guarantees it returns.

Note that a roof replacement is a natural time to address ventilation, since ridge venting and baffles are far easier to install with the roofing off.

Should I fix attic ventilation before or after replacing the roof?

Ideally as part of the same project. Ridge venting, baffles, and roof-terminated fan ducts are considerably easier and cheaper to install while the roofing is off, and addressing the moisture source at the same time protects the new sheathing you just paid for.
