Why this is the comparison people actually face

Nobody searches “metal roof vs shingles” for fun. You get a bid for a standing seam roof, you get a bid for a premium shingle roof, and the two numbers are far enough apart that you need to know what the extra money buys. Standing seam metal roof cost on the Eastside, and why it is double

The material is only part of it. Steel panels and clips cost more than shingles per square, but the bigger difference is labor and detailing. Every valley, dormer, chimney and skylight on a standing seam roof is a custom-formed flashing, bent and fitted on site. On a simple gable roof the gap narrows toward 1.8x; on a cut-up roof with four dormers and two chimneys it stretches past 2.2x. That is why two metal bids on different houses can look wildly different and both be fair.

Vista, by contrast, installs fast. A trained crew tears off and re-roofs a typical Eastside home in two to three days, and the flashing is standard. That speed is most of the savings.

What we see at tear-off

We replace a lot of 20- to 25-year-old shingle roofs in Kirkland, Bothell and Sammamish, and most of them did not die of old age. They died of moss. Under fir and cedar canopy, especially on north-facing and low-slope sections, moss lifts shingle edges, holds water against the mat and the granules go with it. A shingle roof that would last 30 years in Spokane is often done at 18 here if nobody treated it.

The metal roofs we see from the 1990s and 2000s mostly have one problem: faded or chalked paint on the older, cheaper coatings. The Kynar 500 finish Nu-Ray uses now is the fix for exactly that. The panels themselves are fine. We have never torn off a standing seam roof because the steel failed.

Who should choose Nu-Ray metal

  • You plan to stay 15+ years. Over a 40-year window you buy one metal roof or two shingle roofs, and the second shingle roof costs more than the first. The math flips in metal’s favor somewhere around year 20.
  • Heavy tree cover. If you are already paying for moss treatment, metal ends that bill.
  • Solar is in the plan. Clamp-on racking, zero penetrations, and the roof outlives the panels. Putting solar on a shingle roof that has 12 years left is a mistake we talk people out of every year.
  • Low-slope sections. Shingles struggle below 3:12 pitch. Standing seam is happy there.
  • You want it to be the last roof. For a lot of Medina, Clyde Hill and Sammamish buyers that is the whole reason, and resale reflects it.

Who should choose Malarkey Vista

  • You are selling inside 10 years. You will not recover the metal premium at sale. A new Vista roof satisfies every inspector and lender.
  • Complex roof. Lots of dormers, valleys and penetrations push metal past 2.2x. Vista handles complexity for almost no extra cost.
  • The budget has other jobs in it. Siding, windows, a deck. Vista plus those beats metal plus nothing.
  • HOA or neighborhood look. Some Eastside HOAs still restrict metal. Check before you fall in love with it.
  • You want a roof people can walk on. Gutter cleaning, satellite dish, Christmas lights. Shingles forgive foot traffic; standing seam does not.

When the cheaper choice is the expensive one

Here is the version we tell people at the kitchen table. Vista at $17,000 today plus a second shingle roof at roughly $25,000 in 2050 is $42,000 over 25 years, plus moss treatment every other year in between. Nu-Ray at $34,000 today is $34,000. If you are 45 and this is the house, the “expensive” roof is the cheap one. If you are 65 and downsizing in five years, the shingle roof is the right call and no one should talk you out of it.

The hybrid most people don’t know about

You do not have to pick one for the whole house. The most common compromise we build on the Eastside is standing seam on the low-slope porch, addition or garage sections where shingles fail early, and Vista on the main pitched roof. You get the metal where it matters most and shingle pricing on the bulk of the square footage. If a roofer has not offered you this, ask.

Noise. Over decking, underlayment and an attic, rain on standing seam sounds like rain on anything else. The loud-roof reputation comes from barns.

Dents. A falling fir limb can dent a steel panel. It can also punch through shingles. Dents are cosmetic; punctures are leaks.

Expansion. Steel moves with temperature. Nu-Ray’s clip system is designed for it; exposed-fastener metal is not, which is why we do not put screw-down panels on houses.

Insurance. Some carriers discount metal for fire and wind. Vista’s Class 4 rating earns discounts in hail country, which the Eastside is not.

Color fade. Kynar 500 finishes typically carry 30+ year paint warranties. Vista’s granules are designed to hold color too, and both are miles ahead of what was available in 2000.
